The Next Chapter: Your Downsizing Checklist
If you've lived in your home for 20, 30, or 40 years, thinking about a move can feel like a lot. This checklist breaks it into simple steps so you can take it one piece at a time. There's no rush, and you don't have to do it alone.
I'm Kelly Rhee, a Realtor in North Tustin with an SRES (Seniors Real Estate Specialist) designation and a background in interior design and home staging. I've helped my own family and friends through this move, and I made this list to make yours easier.
Step 1: Start the conversation (6 to 12 months out)
- Decide what matters most in your next home: one level living, less yard, closer to family, or a community with more going on
- Talk with family early, and pick one person to be the point of contact
- Get a no pressure estimate of your home's value
- Ask your CPA or financial advisor about taxes and timing, including whether Prop 19 applies to you
Step 2: Picture your next home (4 to 6 months out)
- Tour a few options: a smaller home, a condo, or a senior living community
- Measure the furniture you love most so you know what will fit
- Make your "must keep" list before you start sorting anything else
Step 3: Sort without the stress (3 to 4 months out)
- Start with the garage, closets, and spare rooms. Save photos and keepsakes for last
- Use four piles: keep, gift, sell, and donate
- Give family a date to claim anything they want
- Line up help: an estate sale company, a professional organizer, or a donation pickup
Step 4: Get the house ready (1 to 2 months out)
- Fix the small things buyers notice, like sticky doors, dripping faucets, and burned out bulbs
- Clear counters and open up each room so it photographs well
- Stage the home, then schedule professional photos
Step 5: Moving week
- Pack a first night box: medications, phone chargers, sheets, towels, and coffee
- Set up the new place first, so it feels like home on day one
- Forward your mail and transfer your utilities
Common questions
How early should I start planning a downsize? Six months to a year is a comfortable window. It gives you time to sort at your own pace and make decisions without pressure.
What should I do with furniture that won't fit? Offer it to family first, then consider consignment, an estate sale, or donation. I'm happy to share the vendors I trust here in Orange County.
Do I need to fix everything before I sell? Usually not. Small repairs and good staging often matter more than big remodels. I'll walk through your home and tell you honestly what's worth doing.
You don't have to do this alone
Every home I list includes The Next Chapter Design: a free design consultation, space plan, and mood board for your next home. It's the part of downsizing most people worry about, and it's where my design background really helps.
